Rentals - minimum Lot Size for a 2-family

Hi, for Rental investing criteria - what is a minimum "lot size" you typically want per family (say if I want to invest in a 2-family so I would take a total lot size in sq.ft and divide by 2 just to get a comparison metric)?

I ask because I looked at a few 2-family and 3-family homes and they all have very small lots (from what I am seeing currently on the market) which are like 3,000 SF lot... and this seems too small for comfort per family who wants a parking space plus some backyard area to play and have a BBQ. And this 3,000 SF obviously already has a building that takes up some space on it which leaves less for open space to play. So I am curious what experienced Rental investors look for.
