If a FHA buyer reaches an agreement with a seller and makes the offer contingent on multiple repairs, the seller agrees and makes the repairs based on that agreement, and then on final walkthrough the day before closing the buyer pulls from the deal on reasoning that they are not pleased with the aesthetic of a minor repair, but does not allow the seller A chance to rectify... 

Above market rate rent (I agree with the comments here - reach out and renegotiate the rate) and very few required repairs/etc (I have found that my section 8 tenants are totally easy going and as was mentioned, the inspections through the program have nothing to do with aesthetics, only safety). 

For aesthetics, I was thinking of placing a curtain around the heater.

The $5-10K would be more for aesthetic upgrades to improve rents in one of the units.

My only hope is that the rehab company doesn't go in and make the interior Modern with white walls and white counter-tops but keeps honest to the cabin aesthetic. 

It's such a great concept (although a tad kitschy for my minimalist aesthetic), but there aren't any destinations that feature shipping containers.

My strong suits are in renovation and interior design and would like to create aesthetics that are unprecedented in the market.

I understand and have high value on flow, texture, space, color, end user/consumer, and general aesthetic.

In addition, you can throw in some can lights when you do it which will dramatically improve the aesthetic and help attract a good tenant once again.

Then address the aesthetics and while it’s always good to have a budget in mind it’s also important to look for little pieces of the rehab that can bring great value to the homes appraisal even if you have to go a little over budget in some areas.
