Looking to invest in 1st multi family..

Hello, I am looking into my first multi family property investment, preferably a fixer-upper project. My strong suits are in renovation and interior design and would like to create aesthetics that are unprecedented in the market. Goal is to renovate and rent out. The problem that I'm facing is that I am self employed and have trouble showing income. I have a decent amount of capital saved, but do not want to liquidate my saving.  Any advice?  Perhaps a private investor?
