I’m not opposed to some bird-dogging as well!

I was hoping to see if there were any investors or wholesalers around the area that I could potentially bird dog for and maybe learn the ropes that way while I can build some can reserves to get into my first rental property or flip.Also looking to network in the area and see if anyone could kind of give me some pointers on where to start.

I've read having your License is a great tool for starting out, learning some of the business, and opens up tools and resources. two questions for either bird dogging, becoming a landlord, or considering house flipping, 1)  Is this a good step to take early on.2) is there a simple path to take to get access to the resources?

I've bird dogged for a SFR investor before and done direct mail marketing before on my own, but I have not worked as an agent before. 

Then you either do the deal or bird dog it (find it then offer it to another investor for a finders fee). rinse and repeat.

The early bird eats the worm, right?

Remember when they leave you will  need all new cosmetic , and then the downtime of finding a new tenant,,,, Bird in hand :)If they start asking for improvements well there it is, now you can raise on them ,,,,,,, Give people enough rope let them  " hang "  themselves :) Good Luck
