Usually, tenants are receptive to the idea but I also wonder if tenants with a higher credit score care less about this feature than ones with a lower credit score who are actively working to rebuild their credit?

Like right now funding land flippers in rural CO.. and that is a spectacular  market for us.. have not gone vertical. then you can go to private money like Builders Capital  Peers of mine in the industry dont care for them.

House hacking in a 4-bedroom here could absolutely work if you run your numbers carefully and stick to those “higher-end lower-end” neighborhoods.

These areas tend to attract more reliable, long-term tenants who are usually more financially stable and take better care of the property.

If something happened to me, I wanted my wife and kids cared for.

Be careful about feeding additional capital into syndicates with short-term loan maturities if the only plan is to negotiate lender maturity extensions for another year. 

In some of these towns I wonder if there are enough people?

For a large landlord, they can charge top dollar rent and evict quickly without caring about what's going on with tenants. 

I know no one's going to care there about the plight of a landlord, but in all honesty - who cares if he dies of exposure?

Hi I am a current homeowner and want to get a 2nd property for short term rental.I am wondering what would be the best course of action in terms of getting a loan for an investment property.Would you recommend getting a FHA loan or other conventional loan and living in the property for 1 year before renting it out and then renting out our current home or getting an investment loan and start to rent out the investment property?
