There's definitely going to be a need for notaries in RE for as long as notarization remains a recognized and regular practice for ensuring the validity of contracts.With that said, though, I would be mindful of entering into a business where there is virtually no way to create a distinguishable difference between your service and the services of competing firms.

If you served the tenant then you sign an affidavit when you file attesting to that or if you sent the 5 day via certified mail then you sign an affidavit attesting to that.You pay the $98 at the window, fill out some forms (they give you instructions, all you need is the 5 day and certified mail receipt if applicable) and then they notarize them for you.

Now I've been told the sellers are in Singapore or Milan and can't seem to get the consulate to notarize or do whatever it is they have to do before returning the papers and therefore unsure of when it can be done.

I've been told the seller refused to give power-of-attorney to someone (relative, attorney) here in the U.S. and is now having problems getting an appointment with the embassy / consulate to legalize/notarize the paperwork so they can be returned.

i had a similar situation, I had the x give her 6 months of cancelled checks showing he made the payments and a notarized note saying he would continue.
