Hate to say it, but deferment of payments or changes are made as a modification and are part of a work-out for loans in default.

That said, I spoke with the lead electrical code inspector in San Antonio and, as I understood it, updating ALL the electrical is only required where modifications are made i.e. you put in a three prong plug where there was only ungrounded wiring before, that circuit needs to be rewired.

Associations have to make reasonable accommodations, not modifications.

I contacted the agent to find out some more about the property and she notified me that her client is trying to get a loan modification. 

I think I have it licked now as we are doing extensive modifications to the plans so hopefully we can resubmit in a couple of weeks.

Both agents want me to sign a representation agreement but are very opposed to the idea of modifying the agreement for shorter than six month terms and are also opposed to a modification that excludes FSBO and unlisted properties from our agreement.

I would wager that many folks have no idea how successful they actually are (or aren't) because they aren't tracking vital data.

Color modifications, adding light sources that don't naturally exist etc, can really make a space look great, but in person, those things don't exist.

I found the deal on the mls for 369,900 at the time that was higher then all the other areas i looked at, and the cash flow was lower, but i knew that this area had more traffic and vitalization then other areas and to top it off no hoa.When i took the building over it was being self managed by the landlord and some of the units needed work. so i knew that i was going to be able to add value.

I made some modifications but I do know that the math is correct(triple checked)!
