If this is true, we can see more businesses returning to cities, more attractions and night life for those living and working there.

If by real estate business you’re implying you have little or no money to invest but are contemplating using one of the guru inspired methods (subject to, “wholesaling” , fix n flip) to create cash flow, I’d encourage you to do research on the true success/failure rate of people who engage in these endeavors, the amount of money the successful operators spend monthly on marketing, and the real time commitment and knowledge and experience necessary for success.  

Become a syndication Co- GP by either putting  up the escrow funds or by raising money for the true GP  where you receive 1% of the GP share of project upside, then create website and social media marketing  materials where you hold yourself out as THE GP for the syndication. 5.

ADU providers (designers, developers, etc) state the appraisals have not caught up with the true value of he ADU.  

Are either of these claims true?

Why not look for a duplex or a property with an ADU so you can do a true house hack & just live together with your girlfriend without trying to force a house hack from a roommate situation?

I'm not sure if her local expertise would add any value.Another commenter boldly assumed that I think I know it all, which is not true.

I live in WA state and bought my first 4 properties in Ohio.Word to the wise, it can look good on paper but the old saying "you get what you pay for" holds very true in a lot of those markets.

It seems it would be in your best interest to further research your true objectives before incurring the fees to transfer the title to an LLC.

I especially think this is true if you're in C areas (and maybe D areas but I'm not in the those areas).
