I am asking about a real estate portfolio specifically, not your overall portfolio that may consists of stocks and/or bonds.Do you build your RE portfolio based on a predetermined percentage of each asset class (ex. 50% residential properties 50% passive funds)?

They have consistent rent payments but from what I've been reading it sounds like there is no way to use this to qualify.

Honestly, the screening part is the worst and effectively demands landlords violate fair housing by requiring that you evaluate things like evictions "holistically" (i.e. preventing landlords from having consistent policies that treat each applicant the same.That being said, the bill is better than the original version at least.

Passive income and retire early, or leave your W2, get rich quick, replace your W2 income - they will tell you that you can have this wonderful lifestyle and will give you insights on how to get there (that you can get from any business book about grit, consistency, hard work etc) and they will bounce around in their presentations to make it look really hard, and then get you to sign up for the five figure training which is 1 on 1.Whats comical is I am in note space and I can name three people who have high dollar training and one has filed BK several times and the other two owe others millions of dollars from bad deals........

I do like the smaller properties because occupancy tends to stay pretty high and consistence and costs generally are low, but I know we are also missing out on the really great returns on some of the larger properties.

@Jendayi Brandon I had a tenant who would consistently push things to the edge, I actually had to write in the lease rent was due by close of business on the 5th or he would be charged a late fee.
