At this point what stands out as obvious is the cleaning fee and a small amount for paint as i may need to put one extra coat because of the bright colors she put.

Old growth hardwood, on the other hand, can put up with just about anything a dog can throw at it other than puddles of urine left in place if there's not a heavy poly coat down.

The numbers work for now, TBD on inspection. 2) Worry less about a serious reno since we're already throwing more cash at this than I'd like, throw a fresh coat of paint on it, rent and refinance just enough to make back what we put in.
