Bread and butter for our builders is 500-700k (2,500+ SF ranches on 1+ acre)  and we are probably short some 80,000 homes - according to the Wisconsin Builders association we build about 1,600 per year; that's not going to do much.

Over the course of a year my wife and I fixed it up, rented to friends, ate peanut butter and jelly, did everything we could.

@Kendra Mattson Building additional units on existing properties is my bread and butter - happy to answer specific questions.Doing so under the proposed relaxed companion unit regulations has some important differences, but the construction and permit processing side will be very similar.  

I've heard repeatedly that the good contractors are being tied up by their bread-and-butter clients, which makes it tough for low volume folks. 

Easiest answer would be to live off peanut butter and jelly sandwiches and save more.

@Keith Ransom Would love to help out and analyze any MFRs that you need help with.Yeah most of these asking prices aren't justified by any earnings (NOI), which is the bread and butter of valuing any MFR.

At the moment I have been targeting what I consider good bread and butter neighbourhoods that represent good value, where the numbers stack up, cash flowing, and where there is some upside. 

However this is the bread and butter of hard money lenders.

They have been poorly drafted for decades and my bet is that what ever you may get your hands on as an agreement that I could cut it up like a hot knife going through butter.
