Just depends on your current rate, strategy, future cash-flow, etc. 

Your future in REI depends on it!

I haven't done a 1031 exchange, but may in the near future and the small amount of research I have done on it seems to indicate that some qualified intermediaries only do the intermediary task (hold your money while you close on the new deal) and some try to do other tasks as well, like facilitate you finding the next deal, etc. 

Generally I've found the rental market to be much slower in this area in the wintertime, so in the future I would aim to have your leases start and end sometime in the spring or summer when more students, families, etc. are moving. 

I understand nobody can predict the future but I just wanted a general idea of where people think the fundamentals are strong.On researching the neighboring markets, I also found the Oswego market interesting.

Most bookkeepers won’t work in it if you plan to outsource it in the future.

As for the future of 2nd mortgages, it's tough to say for certain.

Unfortunately, the great jumbo products of First Republic no longer exist but maybe in the future another lender will repeat that one.....

Maybe in the future they will add the ability to create a balance sheet which could be beneficial. 

No one knows what will happen, but you can read the plan straight from the horses mouth and it does not look good for the future of subsidized housing.
