New investors come in and take out old investors, so the old investors can realize their profits and invest in another deal.Here’s a typical scenario: a syndication sponsor buys a value-add property and gets funding from investors, with an intended 3-year hold.  

So you could invest with a sponsor.

Transwestern tend to sell some of the bigger companies in the millions to tens of millions and that is where the larger money to be made is at.I stick to transacting commercial real estate deals and then being a syndicator for retail value add as a sponsor.

If anyone has personal experience and has some recommendations I'd love to hear them  When the recommendation question comes up I always recommend folks learn to evaluate deals and sponsors (BP has may resources you can use).

The biggest risk is choosing the right sponsor.

The sponsors that some of us invest with analyze 100 to buy 1...and then we analyze 25-50 to invest in 1; so we are attempting to select the best of the best.Pivoting with the market is difficult for us part-time investor as it requires transacting and resources. 

I want to be sure I am diversifying well across sponsors/geographies, while doing it in the quickest way.
