Something greater than an 8% stake in the equity may be able to spin off the required rate of return.

You just need to take as much control of it as you can otherwise you could end up spinning your wheels and never having a payday.

Getting with someone who promotes any strategy, frankley can get you in trouble, besides losing money to learn some method that is some spin off of a basically simple transaction.But, lease-options with a tenant buyer are not simple as you need to know RE financing issues that apply to these transaction to make them work.

I suppose you're correct about the asset class being the easy part, I just know we're starting with a lot more than most do and don't want to be spinning our tires in duplexes if we could realistically be getting 8 plexes for about the same work is all. 

I am with  you, I like the idea of having 6 properties in close proximity - the thought that you could spin one off if you ever need more cash is really attractive.
