So first thing is that I like to start 45-60 days before lease renewal I congratulate them on coming up on an anniversary.

Having basics like soap, shampoo, etc is important but I don't think condiments, fancy towels, charging etc are ever expected or included unless specifically noted in the description (can drive more bookings depending on the market)

Do some light staging as well (maybe some flowers on a table, nice soap dispenser and trendy towel in the bathroom, etc). 

So you have to be very clear in the number of people you will allow.Also, go over basic systems--the dishwasher uses this soap. 

The first agreement I read had the following fees, I'm just trying to see if these fees are standard in most PM agreements:1. 65% of first month's rent and an additional 35% of the current rental income on each succeeding anniversary of said lease.2. $85 a month when the unit isn't rented3. $15 yearly banking fee4.

I am turning over my rental to prepare for a new tenant and noticed how worn the bathtub doors look (scratches in the frame, discoloration along the sides, door comes off the track when closing, soap scum build up).

You can bypass all the prep and wipe down the cabinets with some soap and water and spray away or a sponge roller will give it a somewhat sprayed on smooth look.
