The bathroom floor is so soaked with urine that the entire subfloor needs to be pulled up and replaced, and a new floor laid down.The entire apartment is a mess, and full of old clothes and trash.It is obviously not in showable condition.So my question is this - since the verbal agreement we made was broken (not moving out the 15th, not providing pictures, and not leaving the place clean) do the terms of the original lease remain in effect?

Furthermore the disconnect between WCAP, the marketing company, and SEED, the consultants, makes it difficult to get a resolution from either company because each blames the other.Happened to me.  

That group was sort of what planted the seed to look for an investment stateside :)  Anyway hoping to salvage this deal, but yeah it's turned into a mess and the lender has made one mistake after another. 

If you're using the BRRRR method there's no real benefit in taking additional cash out beyond your initial seed investment unless you are needing money for a property that requires a larger down payment or you want to scale and do multiple properties at once. 

They didn't see it for a few days and the brand new vanity soaked up some water and is delaminating.

I would suggest finding someone local that is doing commercial and picking their brain; try to be a sponge and soak up as much knowledge as you can.  

 $1M is a pretty decent raise for a Series Seed raise or some such, but for real estate it really doesn't move the needle much; especially with the overhead for raising said $1M.I was hoping Sam Guzik or Mark Roderick would have a post on this, but I haven't seen anything.  

Provide seed money to others?

(ok if you're vegetarian insert 1000 year old heirloom seeds planted in some amazing soil or something and forget the hunting analogy).

For one to get this kind of deals, one has to plant the seeds way in advance.
