I wouldn't spend money or travel 200 miles just to stick my nose in a closet without first giving it the chance to go away.

If you are out of the area then I strongly suggest you do some of the intital screening yourself.....some people may turn their noses up at that and say, "I have a PM that's handling that!"............

A bunch of attorneys throw out your flyer, a few call you an amateur while turning up their noses and a few bring you awesome deals and you gain business. 

Have definitely been there myself with the awful smells - gets stuck in your nose for a while, haha! 

Then about 4 minutes into that sobering effect from the finance-nose-candy-party, in came the vodka-days of way WAY low price of entry vs rents in virtually every market.

SW does keep raising prices which is starting to irk me--but definitely jump on an account to get the discounts otherwise you pay through the nose.

There is no shame in owning and operating housing like this because you are helping people that most landlords turn their noses up at.

Infamous local hooker “no-nose” was in my Building.

I usually go back to the property for a weekend to check out the property after the outgoing tenant moves out and to hand over the keys to the new tenant.Sometimes I end up paying through the nose to get simple issues fixed because I can't be on site to deal with them, but it's still cheaper than paying a property manager for all the months when there are no issues.

THEN the tax strategist pushes their glasses up their nose and says "well actually...."
