@Colton Cook  I don't think 'courtesy' and 'quality work' can be successfully gained through a company rule book (SOP).

Asking for strategies first is like asking how to start a fire without considering combustibles on hand or available to you,  weather conditions, what you have to start it with, location, why you need a fire (warmth, cooking, light), etc. 

while smoking may not be a concern to some, you’re limiting your potential client base as non smokers, those with allergies, parents and those recovering are adverse to renting when units have smoke.  

When they lose all the water to the entire house, then they can't use the bathroom, shower, cook, or clean.

There are always some dimwits that would rather pay more money to stay in a motel where they can't cook or do laundry.

He and his wife eats take out food for dinner, doesn't cook, but his landlord often have dinners with friends, big meals.
