You will need 100% occupancy in the peak season,  you will need very high weekend occupancy during the shoulder season (March April May September October) which is when we hold a lot of weekend festivals and concerts.

You probably need to rub shoulders with them once in a while....hear what they do, what they say, what markets they're going after. 

to answer your question regarding JWB I do believe they operate primarily in C-D class area's in duval county/jacksonville...i've sold them several properties throughout the yrs via assignable contract and most if not all were in the area's i've described...there's other turnkey providers located in jacksonville however by far JWB marketing is head and shoulder above the competition thats why they dominate the local market here.I hope that helps.Mocellie

Sarasota can be rough -- the county itself is 30 day minimum except on the barrier islands Siesta Key, Casey Key and Manasota Key.Orlando can be rough because there is so much competition -- you will need to stand head and shoulders above your competitors, which is hard when all the properties are the same purpose-built vacation homes. 

Additionally, you'll need to consider how to structure the partnership agreement.Personally I would consider doing even though it is a lot of work but I would likely stand to be getting paid much more if I did this because I am shouldering more risk with you.
