I’m not familiar with your market but always keep a sharp eye out for rental properties that cash flow in an area with low vacancy rates.

But in your rental you will have tenants who will drop things and CRACK the tile, causing a sharp hazard.

In fact, if your agent is sharp, you may be able to negotiate closing costs into the purchase price.However, talk with your lender. 

I find analyzing deals fun and it helps you stay sharp. 

The UW really shouldn't be even doing this which makes me think that your file is being looked at with a very sharp eye.
