UP-SIDE: If you pay $900 to evict and they move tomorrow, than you can start collecting rent on a new GOOD tenant that much sooner so it is not money wasted, you can still break even.DOWN-SIDE, you do nothing and they don't pay, then you still have to evict and then you loose another month or two of rent.

Hi all —Curious if there are any scenarios where you can loose money at a foreclosure auction.Say you are the highest bidder and you win the auction - are there any ways that you can still loose the property after that? 

Depending on the specific Cap-Ex on the Triplex, we might be able to remove that when calculating your income and either improve the loss or actually show some income.

Between renovations and major property maintenance (removed 4 trees that were too close to the property) I am at the end of my savings.

Phoenix where the "buyer" in the "offer" demanded an immediate refund "at any time for any reason" and that I had to "remove the listing while he did his "due diligence".     

But county came back removing the exemption (65y+ homestead) since the death few years back and now are charging all the previous 4-5 year taxes resulting in $10-12K (County, ISD, Mud taxes etc).

Meanwhile you can do exterior, trim trees, remove shrubs, roofing first, then lawn and landscape so it has time to grow in, driveway if you need a new one last. 

I had a court date and the tenant removed within 3 weeks.
