The vendor goes out on Monday and does a leak test and service call he notes that it's around 1 lb short on refrigerant and the tenants can't keep the a/c at 72 like they would.

I wanted to get the communities thoughts on replacing refrigerators or repairing them.

So I’m currently a tenant at an apartment where there was no refrigerator supplied.

Our clients called them out three times for the compressor in their refrigerator and nothing was done, but charged our clients $75.00 each time.

Other than appliances (in my neck of the woods, a refrigerator and range are typically provided in rentals; I often also provide washers and dryers; I don't furnish a rental. 

Now, I get to reduce my annual income projection by $2400 per year, or $24,000 in the next 10 years.One tenant already moved out and the apartment needs a new bathtub, flooring, refrigerator, painting, air conditioner, electric wiring for the air conditioner, new bathroom fan and a little more.
