Take your sales price, minus selling costs, minus any capex, minus purchase price and that’s your taxable gain.

John said no, that our offer wasn't going to cover the design work and I asked him what the cost of the design work is.

So, if you need to make a 25% down payment on a $200k property, then you'll need at least $50k (+closing costs).

Sorry one additional item I hit post too soon...The reason I asked about TIA is because you generally want to get a contractors opinion of cost prior to lease during that negotiating phase so you know how much that TIA covers and what you'll be coming out of pocket for.
