Instead of reading one of the many books and podcasts BP publishes on the foundational elements associated with REI, they would prefer that I take 1-2 hours out of my day on the phone to explain everything.

More or less your preference if you want to see the property to get a feel for the areas yourself but not a requirement

It becomes more preferred if there are children living in the home so consider who you’ll be renting to, but even then I think one bathtub in the home is fine. 

But if your preference is a single family home, I still think it works great!

I want to occupy one of the units, my preference would be the 2/1 so I can collect more rent from the 3/2 to go towards my mortgage. 

I'd prefer the latter although I have to say your ranting about communism and name-calling and some other comments here are pretty off-putting at times.
