I just don't think it is a good idea to borrow against your 401k as a loan, and I also like the diversity of having two pots of money (401k funds and real estate investing assets).  

I used that pot to invest with a partner and paid cash for another rental.

If you liked that, you will love my thread about the guy who was growing "medical" pot (no license mentioned) and wanted to rent my house at any price...he needed to tap into the breaker and make some adjustments.

Seems people are the proverbial frog in the pot.  

While you do need to attack both at the same time, having a strong bench of potential investors will be key to be awarded deals. 

As my grandfather would say - If you sir the poop pot, it always just smells worse.

I'm bringing up a custom made 12' long dining room table with bench seating and tossing the one that's currently up there :)
