As I begin looking to retire from active duty in the next couple years and transition to the civilian sector, I see real estate playing a big role in my family's future. 

Clearly define who has what role and what financial and day to day responsibility each of you has. 

Or must I use TREC prom forms in all cases bc I’m an agent and the TRELA says I must ...regardless of my role as principal also?

The only silver lining in this cloud is that it looks like Florence is pivoting to the west of the state. 

But I'm also okay spending the next year or two learning, networking and saving for the next market correction.Does anyone else resonate with the 'slow your role BP' MMM folks?

What is my role here?

Our portfolio is finally passive but it took many years to get there.In today's market, generating lots of profitable deal is the time challenge for investors (not PM) and it takes networking, marketing, and direct to owner contact; so, we have pivoted to more passive investing with others who have full time staff dedicated to deal flow every day. 

@Jan Styrczula Make sure that everything is laid out in terms of roles and responsibilities.

Set up the ownership percentage up front, what each is contributing and the roles of the partners. 

I'd consider a lending role, but would any investors would only be looking for $60-80k?
