Knowing the rent will likely show up each month—even if the tenant has challenges—removes a lot of the uncertainty that can come with rentals.The people listing this apartment as a “Section 8 property” are likely trying to target buyers who value that stability.

The challenge with unsafe areas is (1) potentially higher cost of maintenance such as broken windows, etc. and (2) this is by no means meant to be discriminatory but anecdotally from people I've spoken to the challenging tenants tend to be at the lower price points.

James and his people who manage the program are nice and give basic sales and negotiation advice but not much that moves the needle in any situation.

We are from there originally and travel to the area to see family and the explosion of the number of people traveling to the Hocking Hills has made it the 3rd most visited place in the state of Ohio behind Cedar Point, Kings Island.

I do know some people suggest having multi checking accounts for long rental properties.

There is alot of growth here with Wellen Park being built currently but it tends to bring wealthier people in where my home is a 900sf 2/2(not so desirable for them.  

Some theming is basic and some is overdone, try to be unique or at least high quality, not a place you want to skimp.

Mistakes I see people make is they plan on living there a short time and over renovate the property where they will never get the money they put into it back. 

As long as it meets "minimum" size standards it can look like a broom closet and be considered a bedroom... ridiculous, but it's out there, and in a tight market people will pay for it...
