With those leads, they have been notified of a pending sale if they are unable to pay balance owed to bank.

I've been working 2 full time IT jobs for a year and a half (first 6 months to pay off student loans), house hacking a duplex for a year, pending offer on a 6 unit apartment building right now, going to take a HELOC after closing on the 6 unit (duplex appraised for 100k more than I bought it for), and use the HELOC to buy a quad, and after that get an FHA on another multi unit. (3 new properties within this year), and that should be able to net 5k a month.

Also once we started working on the duplexes - we introduced ourselves to the current tenants in the other half of each duplex, and asked if there were any pending maintenance items.

I have been doing alot of searching through realtor.com Most of what I have come across is already pending.

Tenant 1 - is doing potential damage now with all the pets.Tenant 2 - Has a pending lawsuit...pending is the key here. 

You will have to be confident in your ability to resell the place for them to accept a contingency, however, or else it is not worth it to them to tie the house as pending, when they could be marketing it for sale to another buyer who is buying it directly. 

In order to do so, have your agent include a contingency stating something like "this offer is pending my approval of seeing the other unit."

Review the comparables of recently sold properties along with active & pending properties;  i.e. your competition.
