water and food shortages, public transport etc etc etc....have some compassion and make some temporary concessions on being a strong businessman and landlord.I would basically give them a one time "get out of jail free" card for late payment.... make it perfectly 1000% clear that this is a one time deal due to extreme circumstances...don't try and push it or there will be an eviction started.If they have been a good tenant and have had the respect to give you the "heads up" that they were going to have an issue paying on time, that counts for something with me....I know this is business and when you give an inch, tenants will often continue to push the envelope and take a mile...if they see you are "soft" they will exploit it.....but this is an extraordinary situation that just doesn't fit the rules.......

There is also a great abundance of food options around Lake Merritt and the Temescal neighborhood, so much diversity, it's really nice being so close!

Remember also that the banksters were not only guilty of predatory lending, they also packaged essentially worthless mortgages into "Mortgage-backed Securities" which they then sold on the open market.Too many "wrongs", few, if any, "rights".

I suspect in Omaha you can do very nicely on say 20k a month... and spend say 5% of your income on a toy.. still leaves you 19k a month to live on.. great house in your market probably all in is not more than 3 to 4k a month leaving you 15k for food and cloths.. so you can buy the car  :)

I see on Loopnet there has been a guy selling a package of homes here in The plaza, 10 Penn, and Gatewood area.

The condos at Sunset on Stock Island rented very well and came with a slip you could rent at that time for addl revenue or rent as packages to weekend warriors.  

I'm in contact with the seller of a package, a few stores, a restaurant, and 15 residential units.

When i refer to a portfolio loan, i generally mean a package of properties under 1 loan.
