Hey, would you say are there opportunities to find decent cash flow properties with say 20% down but also using property management?

You want a second home, there's value add opportunity, a way to hang on and ride appreciation. 

HOWEVER, I'm not to big on taking a % of each deal after the fact like certain franchise opportunities.   

The amount of ideologically inspired nonsense online is mind-boggling. 

Memphis has great opportunities for BTR.

Or when syndication is struggling like it is move into the training business.there is huge money leveraging your on line popularity where folks will have an irrational opinion of someones bona fides based on SM media presence etc.
