"Master Group", "Winners Circle", or whatever - where they will promise to hold your hand, find you deals, find you money, find you whatever you need - all for the low low price of (in my case) $45,000 for a 2 year membership.  

Here’s the bottom line; unless the deal is VERY large, or the sponsor is going to syndicate a large number of deals, the investor will make more money purchasing the property theirselves with a option low to moderate interest rate loan.  

Low probability but high risk.

I went out with a realtor friend and searched neighborhoods I was familiar with.

I was initially drawn in by the low fee, which has since fluctuated, but may still be the lowest out there.

Interesting, I am an active investor, we also have a team and ask OOS clients almost the opposite: we require them to come to Milwaukee and check out some neighborhoods and houses together in order to make sure we are on the same page.

Keeps costs low and guests satisfied!

If they Wanted to stay inside a duplex within class A+ neighborhood?

Rates are usually in the high 8s or low 9s, and you are likely going to pay 3-4 points for these loans.
