Reverse engineer you plan from there with a series of measurable milestones connected to eachother, with steps in between leading from one milestone to the next...these are your properties.Then, execute the plan.

If he's legitimate, he should be able to do work based on milestone payments, he shouldn't struggle to cover the initial costs of the renovation.

I would put half the money for the next mile stone in that account.

That's a great milestone.  

Once you reach this milestone, you may want to also consider investing your retirement funds in promissory notes or trust deeds.

@Carlos Zappatos  It's the "American Dream" which has been marketed to everyone as a milestone in their lives that they have to achieve. 

It was definitely a great feeling after every milestone throughout the journey and then some anxiety in between.
