I would also recommend seeking out some mentors to help guide you.

Drawback is if someone is the type of person that needs a lot of assistance and/or mentoring, this is probably not going to be as effective.

So I want to gain knowledge through a person who is experienced in this field to guide and mentor me in the real estate journey.

I am eager to connect with a mentor who can provide guidance and support as I embark on this journey.

I learned and evolved in a different real estate universe.The rules we were taught and lived by… were the SAME rules that ALL of the REIAs  and ALL of the Mentors espoused.1) DONT BUY A PROPERTY THAT HAS LESS THAN 25% equity.Now….. no one is saying that ?

Real life, finding a good mentor, and just trial and error will teach you all you need to know.

Most of these requests have no ability to secure the capital against an asset, or if there is a 2nd lien placed on the property it may be behind a lender that doesn't allow junior liens. 

Paying a coach, mentor or being a part of a community or mastermind, will ACCELERATE your growth.

I'd probably need a mentor too.The second alternative you stated is indeed less intensive than a BRRRR given I have a full-time job that is highly travel-intensive.
