On the other hand, I wonder if due to all the media surrounding  A class buildings, whether if C class is the place to be if everyone is moving down to chase apparent, potentially  higher returns...So that maybe there is more competition for C class buildings than there may be for A class buildings.I am sure there are good sponsors for all class of properties in any part of the RE cycle.

Doors (interior): est 15 doors, 2700Windows (18): 7200 (real bid not estimate)Drywall: 13000Painting (interior): 8100Electrical: bids from 11k-21k includes all fixtures, outlets, etc…Plumbing: 11k-18k (including new water service 1” pipe, and all fixtures)HVAC: 22k (new systems, new ductwork) This also seems high to me, thoughts?

If it's electric, you need a public meter as well if the building has any common electric outlets, lights, etc.Also, you might only have 3 parking spots or less in the eyes of a zoning board -- vehicles need maneuvering room and can't be tandem.2.

So instead of renting out one side at $600 you could rent out (lets assume there's two bedrooms) each bedroom at $400 each (obviously utilities will play a factor in how much to charge per room).

Additionally, I am looking to transition my career into something more RE oriented, as I am currently a project manager in a media company, and have been in Managerial/HR positions for the past 8+ years in non-RE fields.
