If you're starting out, I wouldn't try going against the major league players.    

Specifically: Webster, League City, Friendswood, Southbelt/Ellington, Clear Lake.

Being 20 miles south, I am going to guess you are somewhat close to League city or Missouri city.

But I also know that commercial is the big leagues, like needing significant capital (30% down most of the time), it can be riskier, and requires much more experience.
