And secondly, if a property is partially rented and I can insert myself into the property do  I find new tenants or keep the tenants (assuming I can not renew the lease).

I have dealt with several such systems back when i was an HVAC tech and I never found 1 that worked as well as the simple inserts. 

We put in a wood burning insert and it was pretty expensive.

I would insert the happy clause letting them know they are free to leave at any time but nothing is broke and you are not going to keep responding.

Any references to companies that understand that every property is not going to be the Penthouse @ (insert casino) ?

Neat to see them broken down, but offers less relativity because if all expenses are high in that region, it really mutes visual concept.Im not super keen on the tables with the black labeled Revenue and NOI on the left, but I needed to add this both for my own reference and as a place to insert figures from my P and L. 

I heard that one CPA told their investor client from California that because they inserted the LLC's EIN instead of SSN, they had to pay the state of California a ridiculous amount of tax. 

They will do large inserts on the surrounding counties' fundamentals.
