The zoning is RS3, so we'd have to wait til ADUs are allowed city-wide + dig down to meet the ceiling height requirement if we want to make it a third legal unit which is not something that financially makes sense right now.

My point is that over 5 or 10 years this type of investment will outperfrom a cash flow property in the hood by a wide margin.You can only buy the best deal the market will allow you at any given time.

While I agree that the tenant who shot a hole in your floor should be responsible for the damages, if I was the tenant below, I would want to leave, not attend a party with the person who literally could have killed me due to their incredible gross negligence.Pending legal restrictions, this would be the end of my wanting the business of the upstairs tenant.
