If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

Avoid purchasing in Rent Pressure Zones if possible in order to make things easier with the permitting. 

Sometimes it is easier to split the profits and JV with someone if they can bring a valuable skill set to the table.

This is quite common and we have many duplexes we do this way and haven't had any hassle and in actuality it is much easier for everyone. 

I know some investors would give less time, but I have found it easier to work with tenants when you are fair.

Large assignment fees are easier to negotiate on bigger ticket properties as the numbers generally are just bigger.

The goals to make this easier for the landlord to incentivize them to continue to rent to you so that you can run your business out of their unit.
