What is the best way to increase deal flow with multi family off market properties?

Bond fund holders are making a strong return with both high yields and fund values increasing with rates declining. 

I do understand that market value becomes what has been paid for a deal but with minimal work and renovations my deals almost always significantly increase in value in the first 6 months.

But wondered if you were able to flip some houses during your run so that you could buy down the houses you have today and increase your cash flow to allow you to quit.Some great stuff.

Investors focus on adding Accessory Dwelling Units (ADUs) to increase income streams.

These will definitely be helpful to consider especially the insurance in my area of SoCal where companies are leaving and prices are increasing. 

Wood has a huge variability in strength--between pine varieties, the stress which can cause them to fail varies by more than 2x and you can see 20%+ increase in strength as it ages.Then I have stress concentrations which will yield and then redistribute the load in practice, but not according to the calculations I'm allowed to do. 

Alternatively, can you use either unit as an STR to increase cash flow even further?

As a result, you might end up increasing your taxes by delaying income and accelerating deductions.Did I miss something?

-As far as trying to sell land with no access, sometimes I've sold those to neighbors who want to increase their acreage, or utility companies, cities or other public entities who could use the piece for whatever reason.
