I am looking to invest in a STR in Desert Hot Springs, CA and I noticed there were 100 new STR listings in DHS from March '22 to April '22 according to AirDNA.

if you're looking for high-cashflow areas, for LTRs, the midwest seems to be the place to be. but if you're doing MTR or STR strategies, the shenandoah area might be the next hot spot for mountainous STR markets. wholesaling is a ton of work up front & i feel like a smaller % of people succeed in it, vs the larger % of people who succeed with actually buying rental properties.

And despite the higher rates this past year which deter many buyers, we *still* find ourselves in multiple offer situations, indicating we are still hot while many markets have long cooled.To illustrate, my team recently sold a home for $50k above the asking price after a successful open house with over 50 attendees, just a few days on market.
