As you start your investment journey, I encourage you to look to total return to calculate ROI (cash flow, appreciation, mortgage retirement) rather than simply how much monthly cash you can generate in your first month of ownership and to calculate return over a reasonable investment time horizon. 

I really want to learn how to do this virtually to broaden my horizons.

What constitute good opportunities will depend on your investment goal and time horizon (wealth building?

Seems to me that a 30 year time horizon is too hard to forecast.  

It also depends on the individual, his or her total plan, time horizon, and other factors.

It only doesn't make sense, if you have a short time horizon for being in that loan. 

This is usually for owner occupants, so if you have any interest in a longer horizon BRRRR where you live in it while fixing it up this will be a good bet.

I love California, been raised here nearly all my Life but there are so many factors both personal and business that are pushing us to explore new horizons and Arizona really aligns with our pursuits!

Another fun fact; Those who DID accurately forecast things like the 08/09 collapse and other major market shifts, exactly 0% are forecasting a housing collapse in any future on the horizon.
