I plan to manage it myself because that's what I already do in the multifamily industry.... so I'll spare another PM professional my harsh critiques of how to do their job and just handle it myself (lol).

It looks like that is either laminated or plate with a chemical etching (the white part). 

If someone is passively earning $2,000 a year, but being taxed on it harshly, it might not even be a worthy investment for them at all.

Trick is need to clean the tub really well multiple times with the chemical and then do layers of glaze.

That may sound harsh but its reality.

They look like a cigarette; you rub one end of them against the paint and the chemical in them turns colors if there's lead.
