The clutch in a 3 yr old Samsung washing machine failed & was too time consuming & expensive to repair so swapped it out for a Whirlpool scratch & dent (S&D).

However, I currently have a job as a waiter, and I know that even if my investments go according to plan, they will not bear enough fruit in the short term for me to quit my job.

Ozone machines are good too but they will never get rid of the source.

Our DTI is pretty high due to my student loans and stuff he has financed for his current business (mulching machines, etc.)

I have them under my sinks and by my hot water heater, washing machine, and ac condensate pump (that pump alone has led to 3 floods in my basement from it getting clogged or the pump tripped off so the air conditioning condensate floods my basement instead of being pumped outside).

That being said, we leave the ones "as-is" and tell the tenants, I hope you get 5+ years with no problems, but if it breaks-- these machines aren't guaranteed or maintained, and you'll have to buy your own.   

We should break ground in about 3-4 weeks so I’m looking forward to seeing some fruits from my labor.

Well, I went down the list on The Internet Machine and The Google for every local bank in my area offering HELOCS for my rentals (I already have one on my Primary)  Anyone have any luck with any other banks out there?
