The only thing keeping you from closing at that point is something that is wrong with the house it self that you have discovered in the due diligence procedures.

Thanks @David Nacco - Yes I have reached out to a few local companies already but haven't found one that is really willing to get into how they have worked with wholesalers/'bird-dogs' in Boston, so I'm still lacking some procedural info.

The contractor that we've been working for month has had AC coil replaced to a new one as well as organic chemicals sprayed into the system, the procedure was performed three times and helped for a short period of time.The issue that is being described here is also known as "dirty sock syndrome". 99% of the time it's getting solved with coil replacement.

Unless you set up a truly independent company and operate it as such, which takes converting your LLC to an S-corp and changing your operational procedures.

They all seem very appreciative of this.If a tenant fails to communicate, hides from me, abandons the property, or otherwise tries to avoid working with us, then I'll follow my normal procedures, as much as the law allows.
