Seems like once you factor in vacancy costs (albeit you may not be running a high vacancy rate in NOVA), maintenance, any turnover costs, liability (holding this in an LLC, management company, etc.., those also have some level of fees to maintain), and management (even if you're self managing, do you want to be making a return on your time?). 

@Josh Stoddard I am not in NOVA (I am outside of Richmond, VA), but I just wanted to say that I love that you are putting yourself out there to help others while also learning for yourself.

The supply of multifamily in the NOVA is extremely limited. 

NoVa is not the place you want to look for from buy and hold perspective.
