If nothing else, prices are down a couple of points this year in Denver, so that's a relative positive over my last purchase.If I was 20 years older, and had 20 more years of compounding and contributions in my 401(k), the private lending world would be a major part of my portfolio strategy right now, as I think yields are really attractive there.It's tough out there, but I trust what I know in small residential more than going all in on more index funds or bitcoin, and lending is just too tax inefficient until I have more time to build wealth in my SDIRA.

Yes Lisa you can refinance out depending on what your situation is:- Full Doc conventional loans will require Income, assets/value of the property, and credit to qualify to refinance out- DSCR loans only require market rental income and credit + enough assets for monthly payment reserves 3-6 months (no personal income or other liabilities are factored in, just the property in question)- Refinancing into another private loan - this is only a bandaid temporarily to provide aide but will not be a permanent solution since most private loans term up or are due in 6-12 months after funding @Matthew Kwan@Carlos Valencia

Hello everyone, I've done 3 buy and hold rental properties, and now I want to do flips, I need investors and I have some that have shown interest, in addition to speaking to private lenders that are willing to fund 70% of the LTV (based on the desired property)I'm seeing a lot of deals from wholesalers, but the problem is, some of them close in 2 weeks and some as long as a month, and they don't take conditional offers, and the good ones fly off the shelf really quick.My question is, how does someone like me close one of those deals within this short period, how do you arrange the equity and financing with little to no inspections sometimes even.I'd like to know how do I prepare myself to be able to close one of these good deals right away when they are offered to me and many others?
