The AC unit was leaking for several weeks and I had to mop up the water almost every day.

Brand new water heater but tenant is calling in about no hot water heater, leaking faucet (which were new and installed by seller), leaking kitchen sink.

There is no sub-floor and due to a leak they were exposed to a wet crawl space. 

Sooner or later, pipes start to leak, fridges break down, the lever on the back of your vanity faucet breaks, these things cost money to fix.Anyway, good luck.

Thank you @Danny Randazzo for pointing out the reading of the loan docs with your lender prior to considering this model.

For sure can do a DSCR loan in the llc no income and no doc . some lenders even go down to 50k for minimum loan amount 

@Olga Daisel It depends if you are looking for a full doc, lite doc or no doc program.

Most times the water usage drop is significant and the residents are much more likely to notify you when they have a leaking toilet etc.We've also found that the expenses for the material and install is often recovered within two years or less.Sometimes we need to reduce the rent by $20-30 less than what we would otherwise be able to rent it for, but in some cases, it doesn’t affect the rent at all.
