Get realistic... this way you don't fail and end up just chucking real estate because you could not land a million plus deal right out of the chute .Wholesaling the way most do it in FLA is illegal..

Dehumidifier is good if you have a place for the water to automatically discharge. 

@Shez B.If the OP refinances the home after he has reached >20% equity, then he could discharge the high-ration mortgage and place a standard mortgage in its place.

Next need a list by tenant of any chemicals and how they are discharged by air, water, etc and their containment.  

Don't do anything until you are sure that all impervious surface water is discharged downhill from the house.

Do they reach out to lenders to help with getting payoffs or discharges?

If they are not on the lease but living there and the kids move you can't "just kick them out".Personally I allow discharge BK.

Also, I had a Ch. 7 bankruptcy discharged not quite 2 years ago (nightmare deal wiped me out then), but credit is spotless since then.I would need at least some of the rehab money up front.

For you to refi or even just pay off the loan, the sellers have to produce/file a Discharge of Lien document saying they are lifting the lien. 

The bankruptcy was discharged 2 years ago and I am now eligible for an FHA loan for my primary residence (I have not yet used it though).
