Actually Josh, I've read a couple of REI books lately and have been disappointed in them as I found more and better information here.

So far I am nothing but somewhat disappointed in finding someone reputable company to connect with that can make the numbers work. 

Read the book and you wont be disappointed about what you learn.

No problem, but the other PMs I have don't do that, so I was a little disappointed about that.

Whatever your motivations are, don't jump into real estate because it's the investment du jour in Toronto, that will only lead to disappointment.

A couple others have echoed the sentiment, but it's worth repeating, I think you'll find yourself disappointed with what the property can actually fetch for rents.

Expectations can lead to disappointments. 

But I think this will have to be the way to go in the future especially in this market.As for the two properties that I mentioned in the original post, they actually recently sold for close to what I offered which is somewhat disappointing knowing that I was in fact close; but also feel good that my analysis is solid, just my execution is lacking.

To my disappointment this was unfruitful.

If you expect a couple houses or a 2 to 4 unit building to generate of appreciable amount of actual spendable cash, you will be disappointed.
