Invite that agent/investor to lunch on you and pick his/her brain.

Here are a few of places I plan on adding value to make it enticing for experienced investors to strike up a conversation and allow me to pick their brains. 

If you don't, forget it.Obviously there will be some comments behind mine from landlords who are more brass than brains getting all angry and giving themselves heart attacks because they get off on being mean landlords. 

A lot of these guys are lazy and/or do work scatter brained and leave stuff looking unfinished.

As soon as you close on a property get an insurance policy that will cover you in case there is a loss.I am 59 years old and I found BP about 8 months ago while I was still recovering from the brain annurism and a stroke I had in late 2010.  

Chris, it seems like to you that it is a no brained to refinance?
